Homes here are one and two-story single-family detached, organized into three collections that step up in size and price: the Artisan collection for right-sized, lower-maintenance living, the Floral collection with three-car tandem garages and more square footage, and the Arbor collection at the top of the range with split three-car garages and multigenerational HomeFlex options.

Calesa Township is developed by Colen Built Development, the family-owned Florida company that also built On Top of the World Communities. Homes are new construction offered directly by the builder.

How much do homes at Calesa Township cost?

Published base prices currently start in the mid $350,000s for the Artisan collection and run into the mid $500,000s for the largest Arbor plans. These are builder starting prices and change with homesite, elevation, options, and incentives. Contact me for current pricing on any plan.

What floor plans are available?

There are 14 published plans across three collections. Artisan: Currant, Garnet, Sapphire, and Sable. Floral: Begonia, Gardenia, Larkspur, Lily, and Marigold. Arbor: Acacia, Cypress, Hawthorn, Willow, and Mulberry. They range from about 1,879 to 3,802 air-conditioned square feet, with 3 to 5 bedrooms.

What is the monthly HOA fee?

The monthly HOA fee is about $155 (approximate, based on the 2025 budget year and subject to change). It includes the household membership to the adjacent FAST aquatic center. Confirm the current amount and what it covers with the community before relying on it.

Is there a school in Calesa Township?

Yes. The Ina A. Colen Academy, a tuition-free public charter school, is located inside the community. Enrollment is handled through the school and is not guaranteed by residency. Contact the school for current enrollment details.

What is the FAST membership?

Florida Aquatics Swimming and Training (FAST) is a competition-grade aquatic center adjacent to the community. Calesa residents receive a household membership included in the HOA (limit 4 per household), subject to blackout dates, adjusted holiday hours, and the community's terms. Do I need my own agent to buy in a new-construction community?

You are welcome to bring your own representation, and it is usually smart to. The builder's sales team represents the builder.
