Do you have to be 55 to buy in these communities?
Under the federal Housing for Older Persons Act (HOPA), at least 80% of occupied units must have one resident age 55+, and the community must publish and follow policies demonstrating intent to be 55+ housing. The buyer doesn't have to be 55 — but at least one person living in the home full-time must meet the age requirement. Rules vary by community, so always verify with the HOA before purchasing.
