Marion County is genuinely one of the best counties in Florida for RV owners who want to keep their rig at home. The county has large lot inventory, agricultural zoning with no outbuilding restrictions, and a substantial portion of residential properties outside city limits with no HOA. You can park a 45-foot Class A on most non-HOA parcels outside Ocala city limits without any permit โ just pull in and park. For larger coaches or enclosed storage, rural acreage in NW Marion County routinely has RV garages, pull-through driveways, and hookups already installed.
The key distinction to understand when searching is covered vs. enclosed vs. open parking. A covered RV carport (metal roof, open sides) is the most affordable and common upgrade on existing properties in areas like Silver Springs Shores and Marion Oaks โ they provide UV and weather protection without a full enclosed garage. A fully enclosed RV garage (roll-up door, enclosed walls, often with electric and water) is the premium option and most common on acreage or purpose-built RV homes. Open side-yard parking with hookups is the baseline on most non-HOA properties โ it works fine for many owners but provides no protection from the elements.
Agent Tip: If RV storage is your #1 priority, tell me that before we start looking โ not after you've fallen in love with a home. The biggest mistake I see RV buyers make is finding a house they love, then discovering the HOA prohibits RV storage or the lot layout won't accommodate their coach. Start with the RV requirement and find the house around it.
For VA buyers with RVs: VA loans work on homes where you plan to store an RV, as long as the home is your primary residence. The RV storage use doesn't affect eligibility. Larger rural parcels in Marion County are also VA-eligible as long as the land is typical for the area and not subdivided for income. VA loans do not cover the purchase of an RV itself โ only the real property.
