Here is what separates each Colen Built community from the others – beyond the numbers in the table above.
The Core Villages are the original heart of On Top of the World, the 55+ community Colen Built has been developing since 1984. With more than 8,600 homes and 15,000 residents, OTOW is one of the largest active-adult communities in the United States. The Core Villages represent the resale side of that community – existing homes at prices well below what new construction commands inside the same gates.
The standout value here is access. Core Villages resale buyers get full use of the same amenity campus – the golf, the fitness facilities, the social clubs – that new construction buyers are paying significantly more to access. If budget is the primary constraint and 55+ lifestyle is the goal, Core Villages resale is the most efficient path in.
HOA fees vary by village within OTOW. Confirm the specific fee for any home you consider before making an offer.
Longleaf Ridge is the new construction component of OTOW built around the Carriage, Classic, Premier, and Estate series. It sits inside the OTOW community boundary, giving residents full access to every OTOW amenity from day one. What distinguishes Longleaf from Balfour is the HOA structure – at $496.63 per month, it is the most all-inclusive fee of any Colen Built community, covering internet, trash collection, exterior maintenance, and lawn care.
Longleaf is the right answer for 55+ buyers who want new construction, want to avoid the ongoing effort of exterior upkeep, and want access to the massive OTOW social and recreational campus. The higher HOA reflects a genuinely broader scope of services – calculate the total monthly cost of ownership when comparing it to communities with lower fees but owner-paid exterior expenses.
Balfour and Candler Hills represent the most premium new-construction address inside OTOW. Residents get access to everything OTOW offers – golf, fitness, clubs, the Arbor – plus exclusive use of The Lodge, a private residents-only venue featuring a pool, ballroom, firepit, and outdoor grills. No other Colen Built community offers access to The Lodge.
The Lodge is the defining differentiator at Balfour. For buyers who want the most exclusive address within the OTOW ecosystem – larger home series, private amenity access, and a premium position – Balfour delivers. Note that the $366.10 HOA does not include lawn or exterior maintenance; budget those costs separately when comparing to Longleaf Ridge.
Calesa Township is the only Colen Built community in the Ocala area with no age restriction. Families with school-age children are welcome, and the community is built to reflect that. Ina A. Colen Academy, a K–8 charter school, sits inside the community's boundaries. The FAST Aquatic Center offers competitive and recreational swimming on-site. The Adventure Park includes a pump track and skate park. A heated pool, spray pad, and trail system connect the neighborhood together.
Calesa is the right community for buyers under 55 and for families with children. It is a growing community and The Nest Town Center, expected in 2027, will add dining, retail, and social infrastructure that does not yet exist on-site. Buyers considering Calesa should weigh the upside of a still-developing community against the established scale of OTOW.

At $55 per month, it is designed for buyers who want the security of a new-construction home, a well-maintained community feel, and minimal overhead. The community features pickleball courts, a neighborhood trail, a bark park, and a multi-purpose pavilion. No breed restrictions for pets is a standout detail that larger communities often don't match.
Melody Preserve suits 55+ buyers for whom monthly cost control matters most. The $55 HOA, combined with the lower base prices compared to Longleaf or Balfour, produces one of the most affordable total monthly housing costs in any Colen Built 55+ community. Amenities are neighborhood-scale rather than resort-scale – if 175 clubs and three golf courses are not your priority, that is not a sacrifice.

Is every full-time resident in the household 55 or older?
If yes, all five communities are technically available to you. If no – even one full-time resident is under 55 – you must go to Calesa Township. The four OTOW/Melody communities are age-qualified under federal housing-for-older-persons law and require at least one resident to be 55 or older.
New construction or resale?
If you want a brand-new home with builder warranty and the ability to choose finishes, you are choosing from Longleaf Ridge, Balfour, Calesa Township, or Melody Preserve. If budget flexibility or immediate access to the OTOW amenity ecosystem matters more than new construction, Core Villages resale opens the door at the lowest price point.
How important is a low monthly HOA?
Melody Preserve has the lowest HOA at $55/month, covering community upkeep. Longleaf Ridge's $496.63 covers the most – internet, trash, lawn, and exterior maintenance – so compare total cost of ownership rather than the HOA line item alone. Balfour sits in the middle at $366.10 for internet and trash only.
Do you want golf and 175-plus clubs?
The full OTOW social and recreational campus – three golf courses, the Recreation Center, the Arbor, Veterans Park, and hundreds of clubs and classes – is available only to OTOW residents (Core Villages, Longleaf, or Balfour). Melody Preserve and Calesa Township have their own amenities but do not include OTOW access.
